Payment information. To collect rent, security deposits, and fees, we collect the payment details you provide — bank account information for ACH transfers, or debit/credit card information. This information is transmitted to our PCI-compliant payment processors; see "Payments and Billing" below.
Information collected automatically. When you visit our website, we may collect your IP address, browser and device type, pages viewed, and similar usage data through cookies and analytics tools.
We use trusted third-party payment processors — including Stripe and Square — to process card and bank (ACH) payments. When you enroll in automatic payments or pay an invoice, your card or bank details are collected and stored by these processors under their own security and privacy practices. We do not store full card numbers or complete bank-account credentials on our own servers; we retain only secure tokens and limited identifying details (such as the last four digits) to recognize your payment method.
By enrolling in automatic payments ("auto-pay"), you authorize recurring charges to your selected payment method for rent and related charges in accordance with your lease and the authorization you accept at the time of enrollment. You may update or change your payment method, subject to your lease terms, through your resident portal or by contacting us. A failed or returned payment may incur a returned-payment fee as disclosed at the time of authorization.
Your use of these processors is also governed by their privacy policies: Stripe (stripe.com/privacy) and Square (squareup.com/legal/privacy).
We do not sell your personal information. We share it only as needed: with payment processors and service providers who perform functions on our behalf; with the property owners on whose behalf we manage a property, as necessary to administer your tenancy; with screening, credit, or verification services where applicable; and with law enforcement, courts, or regulators when required by law or to protect our rights, safety, or property.
